Individual loans of up to $5000 ($10,000 for second time borrowers) are made using a character based lending decision, where the abilities, skills and commitment of the applicant in conjunction with the strength of the business plan are key decision criteria. ACCESS funds made up of investments from socially minded individuals and organizations are used to guarantee the loans. The loans are disbursed through our financial partners, Alterna Savings and CIBC. ACCESS clients are typically entrepreneurs who have been running a business less than two years and or just starting a new business. A new mini-loan program supporting internationnal trained professionals without access to credit was recently launched. The borrower may be a new immigrant, have little or no credit history, or may have a poor credit record due to unemployment, illness or unforeseen life event.

Active Impact Investments

Active Impact Fund will invest broadly from a thematic stance but will invest exclusively in social ventures. What do we define as a social venture? A company that is either a certified BCorp or one that serves to advance one of the UN's 17 SDG's for positive social and environmental impact through the course of their business operations. We believe that we can help these early stage social ventures, not only with money but with part-time, interim, senior operational support to provide capacity building. By doing this, we expect to see faster growth rates and lower failure rates which all add up to higher total impact and financial returns. We expect to invest in approximately 15 of these companies and all of them will leverage past experience of the fund manager in tech, SaaS/subscription and services. All investments will be in "for-profit" private companies with at least some revenue to show market fit and interest. The overall mission of the business is to prove this model works so that we can attract far larger sums of money and talent towards supporting social ventures in the future.

The program will include both venture and growth capital and will be open to new and existing BDC Capital clients as well as to graduates of partner accelerators. BDC Capital will allocate an additional $10 million to support regional initiatives beginning with the MaRS Investment Accelerator Fund to form a new womens pre-seed and seed fund and increase depth of network and resources for women founders. The goal of NMF Rental Housing Fund I is to bring long-term affordable multi-family rental housing inventory to Canadian cities. There are three main points that distinguish NMF from other Canadian funds that are merely meeting market demand for housing: first, NMF seeks to fill community needs solely by working with community-based housing providers-- non-profits and co-ops; second, NMF seeks to address the affordability gap by insuring that the rental housing it provides is affordable to households earning, on average, 80% or less of the area median income; third, to best preserve long-term affordability NMF will only exit to community-based ownership - not for profits, co-ops or government. The Fund provides post-construction equity as a means to secure construction financing. Structured exits through a sale to the non-profit partner on each investment are negotiated on the front-end, increasing certainty on returns, while mitigating risk., The Fund is expected earn to risk-adjusted market rate returns. Investments in properties are made post-construction and are protected by priority of return and capital. The Fund targets a quarterly cash re-distribution of capital (4% annualized) as well as a lump sum upon exit. The target total investment return is 6% IRR net of fees.

Trillium Housing Bonds permit investors to lend funds to Trillium Housing Non Profit for investment in their affordable ownership housing developments. The Bonds have a specific, set interest rate and term. Capital and accumulated interest are paid at maturity, usually 3 to 5 years depending on the project. After repayment of investors, any further development surplus is used to finance Trillium Mortgages for income eligible purchasers. Since the Trillium Mortgage is payment free until discharge, it permits families with lower incomes to purchase homes in the development. As an example, at Trillium Housing project THE LOOP in Toronto the average Trillium Mortgage commitment is $96,000. This would save a family approximately $480 per MONTH at current conventional first mortgage rates. This is a major housing affordability impact.

This is because they typically have little if any savings, and no collateral or Canadian credit history. Completing their accreditation learning plans enables them to move out of survival jobs and escape po""&""verty by working in their chosen field. Successful clients in the program increase their incomes by 2 - 3 times (depending upon their profession) and approximately 75% receive employment in their field. Unemployment in this cohort drops from 40% to 10%. L""&""oan recipients and their family members are able to enjoy increased financial security and social inclusion as well as the opportunity to contribute to the Canadian economy. Windmill Microlending enjoys a repayment rate of 97.5%+ and the funds are recycl""&""ed into new microloans. The Windmill model is viable, sustainable and ready to scale up, with an ambitious growth plan to increase client loans from 665 in 2017-18 to 3500 annually by 2022-23. The beneficial impacts effect not only that many more individu""&""al clients, but their families as well. In order to serve this number of clients, we need to grow our loan capital significantly."
